Продажи квартир в новостройках за год активизировались
«Около 95 % всех квартир мы продаем еще до сдачи дома в эксплуатацию. При этом около 70 % сделок мы заключили при 100 % оплате инвесторов, и только 30 % квартир куплены в рассрочку», - говорит Дмитрий Шостя, директор по инвестициям компании «НБК».
Эксперт также отметил, что наибольшим спросом сейчас пользуются двухкомнатные квартиры площадью от 67 до 80 кв. м. Далее в приоритете у покупателей однокомнатные квартиры, площадью 55-60 кв. м.
«Я думаю, в ближайший период резких ценовых колебаний на рынке первичной недвижимости не предвидится при условии стабильного курса доллара», - говорит Шостя.

Риелторы Украины, разъединяйтесь?
Одной из причин разногласий стал вопрос реорганизации АСНУ в случае вхождения в ее состав ССНУ. Вместе с тем, главы трех объединений в один голос заявляют, что эти размолвки не помешают совместной разработке общих стандартов риелторской деятельности.
Как заявил корреспонденту ЛІГАБізнесІнформ президент ССНУ А.Рубанов, со сменой руководства АСНУ изменилась стратегия развития Ассоциации. "Предыдущее руководство иначе понимало необходимость создания и развития единой национальной организации, а новое руководство не видит в этом смысла. С Александром Бондаренко (предыдущий глава АСНУ, - ред.) уже практически были достигнуты договоренности по объединению, которые предполагали реформирование самой Ассоциации в первую очередь. И при тех договоренностях Союз прекратил бы свое существование как общественная организация, влившись в АСНУ", - отметил А.Рубанов.
По его словам, новое руководство АСНУ не устраивает та структура объединенных организаций, которая была согласована со предыдущим президентом ассоциации. "Мы пришли к выводу о том, что объединять все три организации смысла нет. Но вот принятие общих, единых для всех стандартов работы действительно нужно, - говорит А.Рубанов. - Эти единые стандарты на данном этапе практически согласованы".
Президент Украинской гильдии риелторов Наталья Шкилева подтверждает, что намерения объединить три крупнейшие организации имело место, но документально это никак не подтверждалось. В то же время, по словам Н.Шкилевой, Украинская гильдия риелторов склонна скорее к объединению с АСНУ, нежели с Союзом специалистов по недвижимости. "Я не вижу за последние полгода конкретной работы Союза как организации, а сотрудничать всегда интереснее и выгоднее с сильным партнером, которым, на сегодняшний день, безусловно, является АСНУ", - отметила Н.Шкилева, добавив, что не видит препятствий для входа Гильдии в состав АСНУ.
В свою очередь в Ассоциацией специалистов по недвижимости заявили о том, что решение об объединении трех организаций в одну было принято на последнем совете Ассоциации. Другого решения пока нет, подчеркнул президент АСНУ Андрей Шульга. Комментируя заявления А.Рубанова, А.Шульга отметил, что это не первое "эпатажное" высказывание президента Союза о разрыве отношений с АСНУ, и посоветовал "не принимать эти заявления как сенсацию".
"В сентябре прошлого года мы предлагали создать двухпалатную модель АСНУ, со входом Союза в одну из палат, но данная модель не нашла поддержки ни в Союзе, ни в Ассоциации. У нас есть своя структура, и ломать ее для того, чтобы объединиться с какой-либо организацией, мы не будем", - заявил А.Шульга.
На данный момент членами АСНУ являются 27 региональных отделений. Кроме того, существуют городские отделения АСНУ. В то же время 14 отделений Союза, по словам А.Шульги, не представляют особой конкуренции. При этом охват рынка недвижимости всеми тремя риелторскими общественными организациями составляет не более 8%. Для сравнения, Национальная ассоциация риелторов США охватывает 95% американского рынка. Именно поэтому, по словам президента АСНУ, его организация стремится к консолидации всех риелторов Украины.
Тем временем все три риелторские организации готовят "Национальные стандарты риелторской деятельности". Разработка документов находится на завершающем этапе. Документы сформированы объединенной рабочей группой, в которую входит Ассоциация специалистов по недвижимости Украины, ССНУ и Украинская гильдия риелторов. Окончательно утвердить документы планируют к концу лета. Но ССНУ настаивает на одновременном подписании "Кодекса этики риелторов".
По словам игроков рынка, внедрение общих стандартов поможет установить единые правила работы риелторов на рынке недвижимости, даст покупателям возможность выбора профессиональных услуг.
При этом представители всех трех объединений уверяют, что разногласия в отношении объединения не должны отразиться на разработке единых стандартов.

As it is with underweight babies, so it is with overweight kids and adults... we soon grow accustomed to our body fat. We ignore all the warning signs until we arrive at diabetes, heart problems, or other health conditions.
It seems we are always ignoring the signs on our weight control trail. Even though we have seen what this behavior has done to fellow drivers on the same road, human nature, it seems, keeps most of us spell bound to killing ourselves. So what are some of these weight control signs that you may be ignoring?

What do you do when you discover you are going the wrong way down the highway? You turn around and head for the opposite direction. So why don't we turn around when we find ourselves going towards that refrigerator for another serving of ice cream late at night?
